This resource is available on certain listed properties and when clicked will provide the user with information on down payment programs that the listing qualifies for.

To turn on this feature all you have to do is login to your TourRE Client Toolbox and go to the Edit Personal/Team/Office Settings wherein you will find a simple toggle button in the Miscellaneous Options section.

Lead Capture Counts: New Counted Logins!

countedAs you may already know, your Tour Real Estate website comes pre-built with a few different login options: None, Soft (which allows users to skip registering), and Hard (which forces visitors to register). Each of these allows you to control how strict your registration access is when a visitor goes to view listing details.

Now you have one more option to choose from! Counted Logins! This great new feature acts as an in between for our other great choices. Basically it allows visitors to view up to 4 listing details pages before it forces them to register to view more. This is a great option to allow visitors time to navigate around your site before they must provide their contact details.

REALTOR Twitter Tips 2: So you want to be a real estate twit (some more) ?

We’ll assume you’ve already created your shiny new twitter account correctly. If not this article should help in that area, and feel free to read our first Real Estate Twitter Tips article here.

That aside there are a few things you’ll want to focus on to help get you on the fast track to using twitter more effectively. Like all social media it is encouraged that you access and use these profiles frequently (at least daily) for best results. Thankfully most major social networks are very mobile friendly which only increases their practicality through ease of use, and allows for exceptional response time when handling follower activity.

Remember the first basic simple things that come with ALL proper profile setup: Visit any available settings and enter information pertinent to you or your business. This means about text, any place you can put a link
to your main site (if you don’t have one, shame on you), and adding a profile picture. If you aren’t going to make use of the available tools don’t complain when you get less than stellar results. For many setting a non default [egg] profile picture doesn’t seem to be a big deal, but let me tell you it’s the little things that count. Having a default profile picture, or even a low tweet count, can be the first biggest block to losing followers.

Special REALTOR® Specific Tip: If you plan to use your twitter account for any largely visible real estate marketing and want to customize your background image, make sure you include the Equal Housing, National Association of REALTORS, and Your Regional MLS logos as well as (depending on your mls requirements) your office logo prominently in the image. This can help avoid technical problems with your mls or brokerage down the road.

…but don’t get carried away. once you’ve learned how to do it, the 140 character limit almost becomes like a challenge; it’s easy to go overboard. Tweet well, be entertaining, be relevant, but don’t be a flooder. It’s better to break up your tweets and spread them out over the course of a day rather than a dozen at a pop. Posting too frequently or in large uninterrupted bursts (Flooding) your stream can cost you followers, be thoughtful; considerate.

Even with a 140 Character Limit: A Picture is Worth a Thousand Words.
Post photos. Services and apps like instagram make it easy to post images; sharing sites like Pinterest have become all the rage. Don’t let 140 character limit slow you down, get creative and reap the benefits. Humans are visual creatures; you very well may see your highest levels of interaction based on an image you post more than any smarmy quip.

Be a good listener.
It’s about more than just putting stuff out there though. Yes you want to interact often and posting great content (or at least links to it) must be par for the course, but beyond that there’s a whole other level of network nurturing to be done. Be there to serve. A big part of your success and visibility socially is what others say about you; being positive and offering assistance tends to garner better responses. If someone asks a question and you know the answer, put it out there. Retweet and share the links and tweets of people you follow (this is a compliment) and by helping get the word out about their posts you can often expect the same in return.

Follow back those (NON-BOTS) who follow you, even if they are technically your “competition”, as every follower potentially expands your overall exposure eponentially.

Search twitter for regional keywords (the cities where/around where you operate) and find other local people and businesses to connect with. Working your local-most sphere of influence is where you can very often see the bigger online interaction as well as the most real world returns.

REALTORS: Write a Better Real Estate Blog

write a better real estate blogSo you’ve finally put away the walk man and stopped tight-rolling your jeans and decided to jump on the social media band wagon.

While it’s never too late to get started making changes for the better, if you are just now getting started you are already behind the game. It is therefore important that the content you are putting out there be as strong as it can be.

For those brave souls daring the universe by taking their own social management in hand (the way honestly, it should be) there can be a long, confusing, and often frustrating road ahead. We’ve gotten a little too used to instant gratification online; sadly getting results from your search engine optimization and social media marketing is very rarely an instant process.

Where do I even start?!

One of the most effective ways to improve traffic, share information, and get better search engine visibility is through blogging – this is especially true when you syndicate your blog to other profiles like a Facebook Fan Page.  With blogging, much like anything else, there is a vast difference between simply doing it and doing it well.

Here are some tips to help you write a better real estate blog…again.

1 – JUST having a blog or social profile doesn’t DO anything.
There is no set it and forget it in social media unless you are paying someone to do it for you. If you are not putting content into your blog on a regular basis, or interacting on your social profiles you may as well not even have them. There’s nothing that looks worse than visiting a blog or social profile and seeing “Last Update March 11,2009”.

2 – A single sentence, link, photo, or paragraph does not a blog make.
Writing just a single sentence or posting a photo by itself as a blog “post”  really isn’t going to help your search engine standing much. By posting one liners like this you kill your blogs power to create more keyword density, and to provide any kind of value to your visitor.

3 – Write well. Write frequently.
This means actually writing your own content. This does not mean copying and pasting a blog or news article from some other source (even if you credit the author) – this means actually typing out the words that come from your own mind.  It’s fine to reference outside sources, and even link out to them, but make sure you have at least a couple solid paragraphs of your own creation there to back them up. The next step is to write frequently – the more often your blog is updated the more frequently search engine spiders will visit it looking for new content.

4 – Keywords Keywords Keywords. Did I say Keywords yet?
Frequent blogging is great, and key to gaining better exposure, but chances are if you are guilty of #2 and #3 you’re probably not putting any keywords in your content either. Keywords are the words or phrases you want people to type into a search engine to find you – by including them in your text content you increase the level of relevancy search engines give you for those words. So it’s important to have them somewhere in your text. Don’t over stuff your posts with them, but make sure they do show up.

5 – Tag em and bag em.
If you are on the WordPress blogging platform, or if your blog supports the use of TAGS and CATEGORIES make sure you use and include these with every post; make sure they are relevant to the content you are creating and your keywords. By using tags and categories (which generally appear with each post) you don’t have to worry as much about including keywords in your blog post text; these elements provide great organizational abilities so that visitors can find information on the specific topics that interest them.

Where do I go from here?

Once you’ve got these details down you can do other things to help your blog gain exposure like submitting it to sites like Digg and StumbleUpon. There are also any number of social networks out there that let you publish blogs on their systems as well, so take what you’ve blogged,  write a short intro for it and then link to it from those other sources as well – like Merchantcircle, Activerain, and LinkedIn.

This attractive new real estate web design supports our REALTOR Social Links function in that, if you’ve entered your social links via the toolbox, the familiar icons will appear next to your profile picture. If you’ve had TourRE setup your blog a link will also appear inviting visitors to read your most recent post.

Currently this updated template is only available in a blue color theme with a Boise based header image, but we will be adding other colors and themes throughout the rest of the month.
